Village neighborhoods
Summerlin is organized into distinct villages, each with its own HOA and often its own rules about moving hours, truck parking, and guest access through the community gates. We ask you to check with your specific village association early, since rules vary from one to the next.
Homes in the older villages tend to have mature landscaping and established driveways, while the villages closer to Red Rock are newer with wider streets built for larger vehicles.
Many Summerlin homes also come with a good amount of outdoor furniture and patio sets, since the community is built around parks and walking trails. We load those pieces early in the day before the sun makes them too hot to carry comfortably.
Apartments and condos
Downtown Summerlin and the areas around it have grown a strong apartment and condo market over the past several years. Many of these buildings run on reserved elevators and specific moving windows, especially the larger complexes near the shopping and entertainment district.
We recommend booking your building's elevator reservation as soon as your move date is set, since Summerlin's newer buildings tend to fill their weekend slots quickly.
Parking garages attached to some of these buildings have height limits that decide whether our truck can pull in directly or needs to park on the street and carry items a bit further.
New construction on the west side
The newest parts of Summerlin, stretching toward Red Rock Canyon, are still being built out, which means fresh homes with brand new flooring and paint. We take extra care with floor protection and door frame padding on these jobs so the house looks untouched when we leave.
Builders in this area sometimes hand over keys later than originally planned, so we try to stay flexible with scheduling here and ask clients to update us the moment a closing date shifts.
Heat on the west side
Summerlin sits a bit higher in elevation than the valley floor, which helps slightly, but summer afternoons are still brutal for outdoor loading. We start early on Summerlin jobs and keep the truck doors closed between trips just like anywhere else in the valley.
Garage items like paint cans, propane tanks, and aerosols cannot travel in the truck for safety reasons, and Summerlin's larger homes often have a garage full of exactly those items, so we help sort them out ahead of the move.
Getting to and from Summerlin
Summerlin connects to the rest of the valley mainly through the 215 Beltway, and most of our local jobs from here head toward Las Vegas proper, Spring Valley, or across town to Henderson. Traffic on the Beltway during the afternoon can add time to a cross valley move, which is another reason we favor morning starts.
